Capital Improvement Projects

Bethlehem --

MB Mechanical - I was onsite Monday to paint the trip-hazard areas around the new equipment pads. Please see week slideshow for photos of the newly painted boiler room floor and hazard markings. It is quite the transformation!

We currently have one of the three boilers going into fault. We believe we have identified the issue, and MB Mechanical will be returning early next week to make the necessary correction. The two remaining boilers are more than capable of handling the current heating load, so there should be no concern in the meantime. We expect to have this issue resolved shortly.

I am currently waiting for a quote from Profile Home Improvements to brick in the window that had to be removed to accommodate the new boiler exhaust vents. The addition of the new pellet boiler vent used the area we had originally planned to use for the boiler vents, so we had to develop an alternative solution. I spoke with Don again this morning, and he confirmed that I should receive the quote this afternoon. There will be no additional cost to the school, and Profile currently has availability to complete the work in mid-October. Once I receive the quote, I will immediately schedule the brick work.

I have also contracted Aplus Environmental to perform the abatement of the asbestos pipe insulation beginning December 22nd, as soon as students leave the building. They will perform the abatement on December 23rd, followed by the required clearance testing on December 24th or, if necessary, December 26th. This work will also be completed at no additional cost to the school.

MB Mechanical will return on December 22nd to begin installing the ERV ductwork in the attic. They will work their way down into the classrooms throughout the December break. It will be a very tight schedule, but they are optimistic that they can complete the ERV ductwork during the break. If additional time is needed after the break, they will shift to a second shift to minimize the impact on the school.

Presby Energy - Presby Energy plans to return to Bethlehem on October 9th to complete the French drain project, with October 12th reserved as a backup/rain day if needed.

During this visit, they also plan to complete the painting of the gas line on the building.

ENE - ENE is finishing up the front end of the controls project. It is a tedious process, but they are making good progress. Once they complete this portion of the project, they will begin the training.

They will also need to return once the ERVs are completed to tie the new units into the BAS.

Lafayette --

DHI - It appears the BACnet card issues have been resolved!

Terry reinstalled the card, and the unit began communicating with the system.

ENE - Marc from ENE returned to double-check the unit, and everything appears to be communicating and operating properly.

We are still requesting that a Modine technician make a site visit to provide an explanation of the issue and perform a full inspection of the other units while onsite. I am working with DHI to coordinate this request.

Axion - Axion is expecting the replacement garage door to arrive next week. Once it arrives, I will reach out to schedule the installation with them and coordinate the installation with Terry.

Profile --

Presby Energy - Presby Energy is expecting the vaporizer to arrive by mid-October. Once the unit is received, they will return to the site to complete the installation.

I am also expecting a quote from Profile Home Improvements this afternoon for fencing around the propane tank field. As soon as I receive the quote, I will schedule the fencing installation. After speaking with Profile this morning, they have availability to complete the project by mid-October. I will coordinate the schedule and forward it to the Fire Chief.

MB Mechanical

Boiler Room - The boiler room is substantially complete, with only a few remaining punch-list items. MB Mechanical is currently coordinating with the PK representative to return to the site for a more in-depth overview of the boilers with Nate.

MB will be onsite next week with Yates Electric to remove the temporary hot water heater.

The pipe insulator was able to return this week to complete the insulation. The remaining boxed insulation will be removed next week.

I will follow up with MB regarding their return and reach out to Nate to schedule the walkthrough.

Rooftop Units - The rooftop unit installation has been postponed until next spring due to significant supply-chain delays. Nationwide shortages of large ERVs and air-handling units are currently affecting lead times, largely due to the high demand created by data center construction. We are experiencing significant delays across the board.

For example, RTU-1 originally had an eight-week lead time, which increased to 53 weeks in a matter of just a few weeks.

Four of the rooftop units are currently scheduled to arrive in January, while RTU-1 is scheduled to arrive in August. We are continuing to work with the supplier to see if we can expedite the ship date for RTU-1.

Our plan is to begin the rooftop unit installation in early spring, once the weather improves and the snow has cleared from the roof areas. I will continue to monitor the shipping situation and coordinate with MB Mechanical so we can schedule the installation as soon as the units become available.

Adam and I will be onsite next week to go through the equipment served by the troublesome HRU-1 unit, which was delayed due to the extreme supply-chain issues caused by data center construction. I was onsite with Nate this week, and he was able to provide us with an overview of the current issues.

Adam and I will address a few of the current issues and develop a plan moving forward to buy us time until the unit can be replaced in August, when the replacement arrives. This work will be completed at no additional cost to the District.

ENE - ENE has been onsite finishing up the programming and is currently completing the graphics on the existing BAS. That integration should be finished next week, completing this phase of the project.

I will reach out to Nate to set up the training provided by ENE. Once the training is complete, ENE will return when the rooftop projects kick off in the spring to complete the BAS integration for the new equipment.
